Based on information you provide, requirements are identified that may likely apply to your project. Please note that these results do not constitute a final decision from PWD regarding regulatory applicability. Requirements will be confirmed by PWD during the ERSA Application Process. Please reference the Stormwater Management Guidance Manual, v. 3.2 for more information.
Any applicability factors, such as limit of disturbance (LOD), development type, or location of sewer connections, at any point during the review or construction process can result in changes to regulatory applicability.

Using the Reg Finder:
- Search: Enter street address or intersection, or use the pan and zoom functions to navigate to your project.
- Sketch Project Boundary: Use the draw tool to outline the proposed limit of disturbance (LOD) for your development project.
- Identify Development Type: Select the appropriate development type that describes your project.
- Impervious Area Inputs: Provide an estimate of the Pre-Construction Impervious Area and Post-Construction DCIA values for your project.

A Public Health & Safety Rate applies to this area. The rate will be determined during the Conceptual Review.
Redevelopment projects that reduce impervious areas by at least 20% will be exempt from Flood Control and Channel Protection.
Redevelopment projects with an LOD < 1 acre are exempt from Channel Protection.
Redevelopment projects located in the Delaware Direct or Lower Schuylkill Watersheds are exempt from Channel Protection. Direct Discharge projects that do not use PWD infrastructure are exempt from Flood Control.
Redevelopment projects located in District C-1 that discharge directly to the Tookany/Tacony - Frankford without the use of PWD infrastructure are exempt from Flood Control for storm events greater than the five-year storm.
Projects located in the Darby and Cobbs Creek Watersheds that propose an LOD > 5,000 SF are subject to the Stormwater Regulations.
For projects within the Wissahickon Watershed, the Philadelphia City Planning Commission may impose additional stormwater management requirements.
Projects with an LOD < 15,000 SF are exempt from PCSM Requirements of the PWD Regulations. However, projects that disturb more than 5,000 SF must still submit an Erosion and Sediment Control Plan to PWD through the ERSA Application.
